Certifications

Because it’s important to be Qualified

When becoming certified to do home inspections, I knew that the NHIE (National Certification) was the most challenging exam to pass. Many equate it with the bar exam for attorneys. It has a 60% fail rate, and is widely regarded as the gold standard in our industry. I’m very proud to display the NHIE credential, which is why I start with it first.

While most state exams are 50 questions, the NHIE is 200 questions drawn from a pool of over 6000 questions, so if you fail, and have to take it again, you won’t get the same test the second or third times.

I was happy to have passed my first try with an 81.6% score.

The NHIE is administered by The Examination Board of Professional Home Inspectors (EBPHI) is an independent not-for-profit organization. It serves the public interest by establishing the standard of competence for the home inspection profession.

EBPHI governs and administers the National Home Inspector Examination® specifically to support the regulatory needs of states in identifying the required level of competence to conduct a quality home inspection.

A key component of maintaining the exam is to perform a Role Delineation Study (RDS) every five years. The study analyzes the profession to understand what changes have occurred and updates the exam template from which exam questions are derived.

A National Standard

  • By requiring home inspectors to pass the NHIE, states participate in the national standard for the professional home inspector.
  • The NHIE addresses the core competencies of home inspection as they apply in all states.
  • Many state regulatory bodies also wish to test knowledge of state-specific laws, regulations or standards for a profession or occupation.
  • More than 6,800 National Home Inspector Exams were administered in the U.S. in 2020.
